How has the booking deadline changed?
Brochure p. 2; circulars 3763, 4153, 4273, 4301, 4381 and 4498
The original brochure closed the scheme on 31 March 2026 at 11:59 PM IST. DDA then published extensions on 1 April to 31 May, 2 July to 31 July, 31 July to 31 August, 1 September to 30 September, and 29 September to 31 October. The 30 October circular moves that last date to 31 December 2026. These extensions publish no closing hour. The 2 July notice says one further month, but the intervening June extension was not located in the scheme documents checked; it has not been reconstructed.
Who can apply for Karmayogi flats?
Brochure clause 2; Pocket 13 circular p. 2, paragraph 6; launch pp. 2–3; 8 July clarification
Indian citizens aged at least 18 by the application deadline, legally competent, with PAN and their own savings account, who are eligible serving regular government personnel or retired government pensioners. The listed institutions are Central/State governments, PSUs, public-sector banks, local and autonomous bodies, government universities and similar government institutions. The Pocket 13 circular explicitly excludes contractual, ad-hoc and temporary employees. DDA’s July clarification also says contractual/ad-hoc applicants who fail the criteria are not eligible for allotment or possession. Existing property ownership is allowed and eligible individuals may buy multiple flats. Applicants are individuals under brochure clause 2. In disability-category joint applications, the main applicant must qualify and the co-applicant must be within the defined family.
What can an applicant lose?
Brochure clauses 3.1, 3.6–3.7, 10, 11.4 and 16
The ₹2,500 registration fee is non-refundable. Surrender, cancellation or missing the demand schedule forfeits the booking amount. Ineligibility, false category claims, wrong PAN or concealed material facts can cancel allotment and forfeit the entire amount paid, with possible legal action. DDA accepts no surrender after full payment. Flats are offered as is where is, without recourse to DDA for price, design, construction or defect complaints. Inspect before booking. DDA may vary the scheme or withdraw flats.
When is the remaining price due?
The demand letter is normally issued online within 24 hours of realised booking money. Check DDA Awaas; missing SMS/email or delayed loan processing does not excuse late payment.
Payment ladder

How much maintenance is payable?
Brochure clauses 5 and 9; Pocket 6 and 13 circulars p. 2; revised-demand notice
The corpus is ₹75,000 for 1-BHK, ₹1.5 lakh for 2-BHK and ₹2.5 lakh for 3-BHK. Twelve months are collected upfront at ₹1.50, ₹2 and ₹2.50 per sq ft per month respectively. The addition circulars publish annual bands: Pocket 6 ₹11,831–11,924 / ₹32,711–36,312 / ₹52,965–59,262; Pocket 13 ₹11,871–11,993 / ₹32,687–36,312 / ₹53,133–59,514, for 1/2/3-BHK. They say no GST is levied on maintenance. Pocket 9’s original annual table predates revised demands; use the current demand for its area and amount. The corpus, annual maintenance, ₹2,000 water connection and applicable conversion charges are outside the displayed disposal prices.
Why are Pocket 9’s original prices marked historical?
Brochure Annexure A; 12 February costing order; Karmayogi revised-demand notice
The original brochure includes a parking-area component in the demand basis. DDA’s 12 February order removes separate/additional parking-cost components, while including construction expenditure in the plinth-area rate. DDA’s Public Notice 3668 of 26 February issued revised Karmayogi demand letters with unchanged payment periods. It preceded the March and May additions, so it concerns the original Pocket 9 offer. The old Pocket 9 price bands remain here as dated history, not a current quotation. Download the revised demand from DDA Awaas; the inspected public documents do not supply a replacement Pocket 9 flat-wise price table.
How do payment and inspection work?
Brochure clauses 3.4–3.6, 6 and 14; launch p. 4; addition circulars p. 3
Selecting an available flat gives 15 minutes for one confirmed online booking transaction. The brochure lists internet banking/cards in clause 3.4 and online challan NEFT/RTGS/net banking in clause 6.1; confirm the available route and transaction limit before selecting. Booking money may come from any account; the remaining demand uses the allottee’s or a specified relative’s account, or a proprietorship whose proprietor is the allottee. Do not reuse a NEFT challan. Inspect before booking: the launch lists Pocket 9 sample flats A-204 (3-BHK), F-201 (2-BHK) and H-124 (1-BHK); the additions give their own site contacts.
Are parking bays already assigned?
16 September parking circular; later parking corrigendum paragraphs 1–5
No particular bay is established by the annexure’s parking-area figure. The 16 September circular invites Karmayogi 2-BHK and 3-BHK allottees to monthly application rounds; 1-BHK allottees are not included. The cutoff is the last working day of each month. Priority follows demand-letter date, then booking date/time, subject to possession letter and availability. No more than one stilt space may be allotted. The 23 September corrigendum requires the booking slip and at most three preferences per level. It additionally invites allottees of other schemes in Pockets 1A, 1B, 1C, 4 and 7; its later rollout for other pockets does not undo the earlier Karmayogi invitation. Confirm current availability and allocation with DDA.
What happens before possession and resale?
Brochure clauses 4, 8–9 and 11–13
Pay all dues and submit the prescribed affidavit, identity/address and PAN documents, plus disability, loan and tax evidence where applicable. Watch-and-ward charges apply if documents remain incomplete three months after full payment, or physical possession is delayed beyond three months after the possession letter. Join the pocket’s RWA; residential use only. Title passes through the registered freehold Conveyance Deed. Transfer or parting with possession before execution/registration can cancel allotment. Stamp duty and registration expenses are the allottee’s responsibility.
What support applies to eligible PwBD applicants?
Brochure clauses 2.8, 3.7, 4.8 and 15
Applicants in the Persons with Benchmark Disability category with the required certificate can choose cash down or hire purchase: 25% within 60 days, then monthly instalments over up to 15 years at 10% annual simple interest on the reducing balance. A 5% price rebate is capped at ₹1 lakh. These benefits require application in the disability category, not a later claim after general-category allotment. Transfer is restricted until 15 years or full price, interest and dues are paid, whichever is earlier.
What if an ineligible applicant already paid under Karmayogi?
8 July clarification paragraphs 2–4
DDA’s July clarification does not make contractual/ad-hoc applicants eligible for Karmayogi. It allows affected applicants to book under Nagrik, subject to that scheme’s eligibility and availability, and have the deposited Karmayogi amount adjusted against Nagrik’s demand letter after booking. It is not an unconditional refund or automatic transfer. Confirm the individual case with DDA before paying again.
How complete are the published flat lists?
Pocket 6 annexure pp. 4–15; Pocket 13 annexure pp. 4–9; original brochure Annexure A; Karmayogi portal
Pocket 6’s annexure identifies all 936 flats in 202 groups. Pocket 13 has 238 groups covering 1,548 printed identities against 1,552 advertised: the 1-BHK lists omit flat 610 and 1215 in each of Blocks K and L. Those numbers have not been inserted as offers. Pocket 9’s public launch and brochure give category totals; an individual flat list was not available in the public scheme documents checked on 31 October. Use DDA Awaas and the authority’s site contacts to confirm a specific flat. The published totals are not remaining stock.
