For each row it publishes the layout, survey number, site number, east–west and north–south dimensions, total area and a rate per square metre. It sets the deposit in three area bands, requires a minimum of two bidders with a minimum 10% increase on the base price, puts raises in multiples of ₹1,000 per sq m, closes expressions of interest on 3 Oct 2026 at 5 PM and runs live bidding from 5 Oct 2026 11 AM to 6 Oct 2026 5 PM with five minutes of delta time. Individual rows do not say whether a site is residential or commercial.

The official schedule publishes the area and initial rate for each bulk land site; across this phase, the rates span ₹67,000 to ₹2,50,000 per square metre. It does not publish a separate per-bulk land site rupee reserve total. Across these 32 bulk land sites, Reserve totals run from ₹2.18 Cr – ₹41.60 Cr, calculated by multiplying each published area by its published rate. The Reserve figures are arithmetic aids derived from those published inputs. The bulk land sites measure 312 to 4,021.56 square metres. The notice sets this separate bidding rule: condition 8 requires a minimum of 2 bidders with a minimum 10% increase on the base price, and says a single bidder will be rejected. On T-13’s published rates a 10% increase is ₹73,700 per sq m in the cheapest layout and ₹2,75,000 per sq m in the dearest. The condition does not say whether that 10% binds the first bid or the winning bid, and unlike BDA’s site notices it prints no worked example, so confirm the accepted entry on KPPP before you bid. Raises are in multiples of ₹1,000 per sq m, twice the ₹500 step BDA uses in its ordinary site notices. Duplicate nicknames on the same site have their bid rejected. The separate earnest-money deposit (EMD) — a refundable pre-bid deposit is banded by area, not one figure: ₹4 lakh up to 1,000 sq m, ₹10 lakh from 1,000.01 to 2,000 sq m, and ₹20 lakh above that. Twenty-seven of the 32 sites fall in the ₹4 lakh band, two in the ₹10 lakh band and three in the ₹20 lakh band. The notification says an unsuccessful bidder’s deposit is credited back interest free within a reasonable time; BDA’s e-auction FAQ puts that at within 30 working days, through the government treasury. The notice attaches no forfeiture to a bid rejected under condition 8 or 16. Paying the deposit into BDA’s bank account rather than through the portal costs a stated 5% service charge on refund, and both the deposit and the 25% instalment must come from the bidder’s own account. That deposit is not the whole cost: bidders should also budget for an e-auction fee set on the e-procurement portal and paid alongside the deposit and a 5% service charge on the deposit refund where the deposit was paid into BDA’s bank account rather than through the portal.

What to check first
Each bulk land site is sold as it stands, under BDA’s Disposal of Corner Sites and Commercial Sites Rules, 1984. The five cards below are the ones that change what you do next: how you can lose money, which sites BDA has advertised before, what the notice does not tell you about where a site is, the two payment clocks, and who may buy.
Mainly by defaulting after you win. If you do not remit the 25% instalment as BDA’s advice letter directs, condition 3 forfeits your deposit: ₹4 lakh, ₹10 lakh or ₹20 lakh by area band. If you pay the 25% but miss the 45-day deadline for the balance 75%, BDA’s e-auction FAQ, describing that payment under the same 1984 Rules, charges interest at 18% a year for the next 90 days and 21% for the 120 days after that, then forfeits 25% of the site value and cancels the sale; on the reserve prices alone that is ₹54,56,150 to ₹10,40,00,000, by our arithmetic. Condition 13 says an allotted site will not be cancelled or substituted, so inspect it before you bid. A deposit paid into BDA’s bank account instead of through the portal loses 5% on refund. Not ending up with a site does not cost you the deposit: the notice attaches no forfeiture to a single bid rejected under condition 8, or to a winning bid BDA rejects under condition 16, and condition 6 credits an unsuccessful bidder’s deposit back interest free — within 30 working days, BDA’s FAQ says.

Has BDA advertised any of these sites before?
Yes — four of the 32, on BDA’s own published record. Sites 547 and 536 in Further Extension of Banashankari 6th Stage 4th B Block at BM Kaval, and 1486 in Banashankari 6th Stage 5th Block at Lingadeeranahalli, were in BDA’s April 2026 bulk land round at the same printed dimensions, areas and ₹70,000 per sq m rate they carry now. Site 1263/A, in Banashankari 6th Stage 2nd Block at Hemmigepura, and site 547 were also in its April 2025 round: 1263/A’s block was priced at ₹70,500 per sq m then and is ₹73,000 now, and 547’s block printed no rate. On KPPP, site 547 in the 4th B Block has been listed nine times since March 2024, and eight of those listings drew no participation or no bids, most recently on 22 April 2026. Site 536 has been listed three times since February 2025, once drawing no participation and once cancelled; 1486 once, on 22 April 2026, drawing no participation; and 1263/A three times in 2025. BDA publishes no result for these parcels and a portal status is not a sale record, so we state no outcome.
Not adequately, and this is the largest gap in T-13. Every row gives a layout, a survey number and a site number, but BDA published no geo-tag roster and no Google Map link with this notice — it did publish both for its August and September 2026 site batches. Six of the 32 rows print "as per sketch" in place of both the east–west and north–south dimensions, and the sketches they refer to are not published on the e-auction page: those six sites have a published area and no published shape. They are the two Arkavathi 18th Block parcels at Byrathikhane, the three Anjanapura parcels in the South zone, and the Nagarabhavi 2nd Stage parcel. Condition 13 puts the duty to inspect on you, and BDA’s FAQ says a spot inspection or joint measurement can be arranged by calling the area engineer the notice lists for the site’s zone. For sites 547, 536 and 1486 the April 2026 geo-tag linked above carries a Google Maps pin for what our reading shows is the same parcel, which is the nearest thing to an official location we found; confirm it with BDA rather than relying on it.

What are the two payment clocks after a win?
BDA emails an advice letter to the highest bidder to remit 25% of the total cost after deducting the deposit, with the remittance challan submitted to the Chief Accounts Officer, Finance Department, D Block, 2nd Floor, Room 308, as condition 3 prints it. The notification does not print how long you have for that 25% — it states only that failing to remit it as advised forfeits the deposit, so ask BDA for the date on your advice letter. The balance 75% is then due within 45 days of receiving the allotment letter. Both the deposit and the 25% must be paid from your own bank account. Payment is by RTGS or NEFT to the account the notice names; we do not reproduce the account number here, because a single wrong digit on our side would misdirect a transfer of crores — read it from the notice itself or confirm it with BDA.

Who may buy, and what must be uploaded?
Only a citizen of India. Uploading a PAN card is compulsory and it must be attested by a gazetted officer or notary, or by an embassy office for a non-resident Indian; an NRI may participate on self-attested certificates and, if successful, submit Indian Embassy certification later. Joint purchasers must declare the joint name in BDA’s format upfront and jointly upload their Aadhaar card, PAN card, marriage certificate, passport or other government-issued documents — the notification says a later request to add a joint registration is rejected, so decide this before you register. Bidders must also download BDA’s prescribed model signature format, which asks for the applicant’s and father’s name in Kannada and English, and its contact information format, from KPPP. Condition 15 tells bidders to deal with BDA directly and not through middlemen.

BDA’s T-13 notification offers 32 bulk land sites in 19 layouts across all four of its zones — 23 in the South, 6 in the North, 2 in the West and 1 in the East. Areas run 312 to 4,021.56 sq m and rates ₹67,000 to ₹2,50,000 per sq m, which works out to a Reserve of ₹2.18 crore to ₹41.60 crore. The deposit is banded by area at ₹4 lakh, ₹10 lakh or ₹20 lakh, interest closes 3 Oct and bidding runs 5–6 Oct. Checking BDA’s own archive, four of these sites were in earlier BDA rounds at the same dimensions and areas, three of them in its April 2026 bulk land round at the same ₹70,000 per sq m rate, and its procurement portal records earlier listings of them that drew no bidder.
