Read 29 August 2026 — lot statuses, not sale results

9 of 67 sites drew no bidder; 58 recorded bidding closed. BDA Bengaluru publishes no bid amount or winner, so these counts are the whole of what the portal’s record supports.

Where these counts come from. The status KPPP records against each site, read on 29 August 2026 and counted across the phase. “Bidding closed” is the portal’s own label for a listing whose bidding ended.

What they do not establish. KPPP records a status for each lot, not a bid amount — no winning bid or clearing price is published; the identity of a successful bidder is not published either; a lot whose bidding closed is not necessarily a lot that sold; the portal does not say which.

On the numbers

What “67 sites” means

What the BDA Bengaluru notice says

BDA notification T-09/2026-27 originally lists 69 corner and intermediate sites across its North, South and West zones. The later corrigendum corrects eight site areas and withdraws Hemmigepura sites 1842 and 1813 because they fall inside the Forest Buffer Zone, leaving 67 active sites. The overall notice describes residential and commercial sites, publishes initial rates of ₹60,000–₹1,58,000 per sqm, and fixes a ₹4 lakh EMD for every site, but individual rows do not state whether a site is residential or commercial.

What BiddingPulse covers

This archived page and the associated research packets apply the corrigendum to the 67 retained sites and summarize the same 28 layout groups by zone. The ₹28,28,280–₹2,92,48,000 initial-price span is our corrected area × rate calculation using BDA’s published rates because BDA does not print separate per-site rupee reserve totals for the corrected list. Withdrawn sites 1842 and 1813 are excluded from packet inventory and their former plot URLs redirect here. We leave residential or commercial use blank for each individual site because BDA does not provide it, and we do not guess.

The notice, in plain terms

BiddingPulse research · cited to T-09/2026-27 and linked official sources

The Bengaluru Development Authority (BDA) published its August 2026 notice (T-09/2026-27, dated 1 Aug 2026), having offered 67 sites across 28 layout groups in Bengaluru. The notice scheduled the e-auction to run on the authority-designated online portal named in the notice rather than in a room. BiddingPulse describes every site by its size and layout group, and our independent research covers all of them.

The notice set a published public timetable for the auction. The notice required bidders to record their interest and place the deposit by 21 Aug 2026, 5:00 PM IST, and bidding was scheduled for 24 Aug 2026, 11:00 AM – 25 Aug 2026, 5:00 PM; 27 Aug 2026, 11:00 AM – 28 Aug 2026, 5:00 PM IST. The notice set registration, its pre-bid payment process, and bidding on the Karnataka Public Procurement Portal (KPPP), the authority-designated portal named in the notice; any successful-bidder payments follow the authority’s separate terms, and the authoritative notice sits on bdakarnataka.in. BiddingPulse researches the auction and lays out its facts; it is never a party to it.

The notice set two numbers for every site. The first is the reserve price — the authority’s floor, below which no bid is accepted. The notice sets this bidding rule: a first bid must exceed the base price by more than 10%; bid-price raises are in multiples of ₹500 per sq m. Across these 67 sites, the reserve runs from ₹28.28 L – ₹2.92 Cr, which works out to roughly ₹60,000 to ₹1,58,000 for every square metre. The sites measure 34.8 to 363 square metres. The reserve is the floor the authority set — not evidence of any final or accepted price, and a concluded auction can also leave a site unsold. The second number is the earnest-money deposit (EMD) — a refundable pre-bid deposit — here a flat ₹4 lakh for every site, whatever its area or initial rate. The notice says an unsuccessful bidder’s EMD is returned without interest within a reasonable time. These two are not the whole cost: a bidder also had to budget for an e-auction fee set on the e-procurement portal, paid alongside the EMD and a 5% service charge deducted from the EMD refund only when the EMD was paid to BDA’s bank account instead of through the e-auction portal.

This auction has concluded. This page is kept as a permanent, dated record of the notice; the facts above are preserved for reference, and BiddingPulse publishes no clearing prices or winners. Every figure traces to the cited Bengaluru Development Authority (BDA) publications; the authority’s current documents and portal control.

Questions buyers are asking

What EMD is required for the BDA Bengaluru August 2026 auction?
The EMD (Earnest Money Deposit — a refundable pre-bid deposit) is a fixed ₹4 L per site, uniform across all 67 sites regardless of size or reserve. The notice required it on the KPPP portal by the 21 Aug 2026, 5:00 PM IST deadline. The notice says an unsuccessful bidder’s EMD is returned without interest within a reasonable time.
When was the BDA Bengaluru August 2026 auction scheduled, and what status does the portal show?
Bidding was scheduled for 24 Aug 2026, 11:00 AM – 25 Aug 2026, 5:00 PM; 27 Aug 2026, 11:00 AM – 28 Aug 2026, 5:00 PM IST; the notice set Express interest closes — 21 Aug 2026, 5:00 PM IST. South and West divisions bid 24–25 Aug; North division bids 27–28 Aug. A final-moment bid extends the relevant close by 5 minutes, with no numerical cap stated. The printed end time was therefore not guaranteed to be the final close. On 29 Aug 2026, KPPP’s public auction search showed 58 “Bidding Closed”, seven “No Participations” and two “No Bids Received” records across the 67 retained T-09 sites; the corrigendum-withdrawn Hemmigepura sites 1842 and 1813 appeared separately as “Cancelled”.
How many sites are in the BDA Bengaluru August 2026 auction?
The notice offers 67 sites across 28 layout groups, under T-09/2026-27, dated 1 Aug 2026.
Are the BDA Bengaluru August 2026 sites residential or commercial?
This archived page and the associated research packets apply the corrigendum to the 67 retained sites and summarize the same 28 layout groups by zone. The ₹28,28,280–₹2,92,48,000 initial-price span is our corrected area × rate calculation using BDA’s published rates because BDA does not print separate per-site rupee reserve totals for the corrected list. Withdrawn sites 1842 and 1813 are excluded from packet inventory and their former plot URLs redirect here. We leave residential or commercial use blank for each individual site because BDA does not provide it, and we do not guess.
What are the reserve prices for the BDA Bengaluru August 2026 sites?
Reserve prices ranged from ₹28.28 L – ₹2.92 Cr, which works out to roughly ₹60,000 to ₹1,58,000 for every square metre. The reserve is the authority's floor price, not a guide to the final price. Sizes spanned 34.8 to 363 square metres.
Where were registration and bidding scheduled to take place for the BDA Bengaluru August 2026 auction?
The notice set registration, the EMD, and bidding on the Karnataka Public Procurement Portal (KPPP) at https://kppp.karnataka.gov.in/. The authoritative notice is published on bdakarnataka.in. BiddingPulse is independent research and is not a party to the auction — the official source remains the place to verify the record.
What else should I know about this auction?
From the official documents
  • BDA’s T-09 corrigendum corrected eight site areas and withdrew Hemmigepura sites 1842 and 1813 because they fall inside the Forest Buffer Zone, leaving 67 retained sites in the auction record.
  • a final-moment bid extends the relevant auction by 5 minutes, repeatedly, with no numerical cap stated.
  • BDA requires at least two bidders for a site and says a single-bidder auction will be rejected.
  • sites are offered on an as-is-where-is basis; bidders must physically verify the site location and road width, and BDA presents its location links and maps as reference rather than a substitute for inspection.
  • the successful bidder must remit 25% of the total cost within 72 hours of receiving the e-auction advice letter, after deducting the EMD, and the remaining 75% within 45 days of the allotment letter.
  • the notice says the purchaser deducts 1% tax at source when the sale consideration exceeds ₹50 lakh.

What BiddingPulse checked
  • the current price span uses each corrected area × its original published rate; the corrigendum does not print revised per-site rupee totals.
  • the archived research packets preserve the original 69-row source provenance while covering only the 67 retained sites; withdrawn plot URLs redirect to this announcement record.
