BiddingPulse layout drawing · indicative only — verify exact edges with DDA Layout Plan · Auction plots in Sec 25 Pocket 7 Rohini.
Note on the data. Property/plot ID, plot area, reserve price and map coordinates, plus the listed contact officer, are sourced from DDA Phase 22 residential tender, Annexure I, Sr No 16, page 21. The plot diagram on this page is an indicative BiddingPulse layout built from public source documents, official lot rows and site checks where available. It is for orientation and bid prep only, and should not be relied on for survey, allotment or final sale area. Delhi stamp duty and registration estimates use current public-rate assumptions and the reserve as a conservative floor. Actual duties, registration charges and other transaction costs follow the governing authority's rules and the final clearing price. Verify directly against the cited official source and inspect the plot on site before any bidding decision. BiddingPulse does not facilitate, negotiate, or participate in any property transaction.
Independent research. This is BiddingPulse’s tentative reading of official documents and other sources, prepared in good faith, and it may contain errors or omissions. It is not an authority record, a surveyed or cadastral map, a title or encumbrance report, a land-use or buildability opinion, a valuation, an offer, or a recommendation.
Before relying. Derived boundaries, neighbours, roads and access, side-facing, sunlight/shade, distances, dates, and costs can be approximate, incomplete, or out of date. Before paying a deposit or bidding, check the latest official notice, corrigenda, portal, and DDA Layout Plan · Auction plots in Sec 25 Pocket 7 Rohini; inspect the site, pegs, access, and ground conditions; and use appropriate qualified advisers. Current official records control. To the maximum extent the law allows, BiddingPulse accepts no liability for any loss arising from reliance on this research. Full research limits.
Each edge of Plot 49 is colour-coded by what sits on the other side — green for plus points (open sky, green belt, facing a main road); grey for neutral (internal roads, pavement); amber for things to check (neighbouring plots that may build up to the height local rules allow, open drains, or other downsides to verify on site).
Swipe sideways across the diagram to read every label.
Plot 32 shares this boundary in the layout drawing. If it builds to the modelled 12 m assumption (not a bylaw), it could block early-morning or late-evening sun on this side. Verify built height on site.
Plot 48 shares this boundary in the layout drawing. If it builds to the modelled 12 m assumption (not a bylaw), it could block early-morning or late-evening sun on this side. Verify built height on site.
This side opens to the road corridor shown in the layout drawing. PARKING sits beyond it on the same side. Verify exact width and boundary edges on site.
Plot 50 shares this boundary in the layout drawing. If it builds to the modelled 12 m assumption (not a bylaw), it could block early-morning or late-evening sun on this side. Verify built height on site.
The sun model uses Plot 49's map position and the same layout shown above. We check several points across the plot through the day to estimate whether nearby buildings would block direct sun. The headline uses touching plots, each assumed built to 12 m — a modelling assumption, not a bylaw — while nearby non-touching parcels feed the additional scenario under the cards.
Official sale terms can adjust the payable amount if the surveyed area differs from the tendered area (119 sqm). Treat that adjustment as based on the accepted winning bid (H1) for this plot, not the reserve/start rate shown above. In practice that means:
Do not assume you get 119 sqm guaranteed. Commission an independent survey before bidding — BiddingPulse carries no liability for area-variation settlements.
DDA listed this plot in one earlier round we found.
Since the February 2024 listing, the Reserve rose from ₹83,39,520 to ₹3,71,89,520; the area is unchanged.
We searched the residential tender documents, plot lists and corrigenda in DDA’s Mega E-Auction archive from Phase 2 (March 2019) to Phase 22 (April 2026) for this plot. Phase 1 is not in the archive. Earlier or unpublished records may exist.

Annexure I, page 22, Sr No 12 · Plot ID 226
DDA’s schedule set online bidding for this round on 13 Mar 2024. DDA’s archive publishes no e-auction results, and no residential plot list or corrigendum from Phase 20 or 21 names this plot.
DDA 22nd Phase e-auction tender, dated 22 Apr 2026
Annexure I, Sr No 16, page 21 · Bidding 1 Jun 2026
We treat two listings as the same plot only where DDA’s rows agree on the plot number, pocket, sector, Plot ID 226 and the printed area. A portal status records how bidding ended, not a sale, and DDA’s records do not say why a plot is listed again.
DDA publishes the 22nd Phase tender on dda.gov.in with Annexure I listing 24 residential properties. Plot 49 appears at Annexure I, Sr No 16, page 21.

5% of reserve via NEFT, RTGS, or e-payment on the auction portal. Each plot needs its own application and separate EMD; bidding on Plot 49 does not cover any other plot in this auction.
Per-plot date and time are published on dda.gov.in and the auction portal after registration closes, and emailed to registered bidders. Online-only; check the spam folder.
Letter of Intent (LOI) arrives only as a system-generated email from dda-eauction@dda.gov.in. Top up to 25% of the winning bid (= 25% of bid minus the 5% reserve already paid) within 7 days. Miss the window and the 1st-stage EMD is forfeited; a 2-day grace period applies with a token penalty.
Demand-cum-Allotment Letter (DAL) is issued by registered post. Pay the remaining 75% of bid premium within 60 days of Demand-cum-Allotment Letter (DAL). Miss it and the entire 25% EMD is forfeited; DDA may re-auction.
