The official schedule publishes the area and initial rate for each plot; the published rate is ₹4,999 per square yard. It does not publish a separate per-plot rupee reserve total. Across these 150 plots, Reserve totals run from ₹7.35 L – ₹14.93 L, calculated by multiplying each published area by its published rate. The Reserve figures are arithmetic aids derived from those published inputs. Published plot area spans 147 to 298.73 square yards. The notice sets this separate bidding rule: the terms accept bids in multiples of ₹15,000 and reject bids below the reserve price. The separate earnest-money deposit (EMD) — a refundable pre-bid deposit is ₹1 lakh for each plot you select; multiple plots require separate deposits. For unsuccessful bidders, the terms promise the EMD back without interest within one week through the same payment method. That deposit is not the whole cost: bidders should also budget for a non-refundable ₹500 platform fee per auction notification, a non-refundable ₹2,000 processing fee per auction notification, and stamp duty, transport charges, taxes, assessment charges and other statutory and non-statutory dues, including any future government tax or levy.

The signed approval fixes the plots and dates; NUDA’s published terms fix the deposit, fees, bids and later payment duties. Read the original documents before paying.
Any Indian individual over 18 or Indian registered firm may take part. The terms allow more than one selected plot, with a separate bid and ₹1 lakh deposit for each. Upload an Aadhaar card, PAN card and bank passbook copy before registration.
NUDA’s terms set a non-refundable ₹500 platform fee and ₹2,000 processing fee per auction notification, plus a refundable or adjustable ₹1 lakh EMD for every plot selected. Bids move in ₹15,000 multiples; none below the reserve is accepted. The scheduled 5:00 PM IST close can extend repeatedly by ten minutes.
Pay 10% of the final price within five days, including holidays; the EMD counts toward it. NUDA e-mails the allotment, and you must then go to the NUDA office to sign the sale agreement. After allotment, the balance is three 30% instalments due within one, two and four months. The terms offer a 5% rebate for full payment within a month of allotment and charge 0.5% simple interest per month on late balances.
Once you are the highest bidder you cannot withdraw; doing so forfeits the whole ₹1 lakh EMD. If you win, missing the rest of the first 10% within five days forfeits the EMD and cancels the allotment, and missing the first 30% instalment within a month forfeits the 10% already paid — about ₹73,500 on a 147 sq yd plot at its reserve (our calculation). NUDA can also reject any bid, or postpone or cancel the auction, without giving a reason.
73 of these 150 plots were also in NUDA’s first e-auction of this layout in August, which offered 100 plots; the other 77 were not in that auction. NUDA’s signed proceedings count 718 of the layout’s 1,112 plots as sold on 5 August and 744 on 22 September.
