The signed notices require ₹2,00,000 EMD, while KPPP lists ₹11,000–₹80,000; confirm the payable amount with MUDA. These are source differences, not an all-in purchase cost. Additional costs include the plot-specific KPPP auction service fee of ₹500–₹790, which condition 8 says the bidder pays; the notices do not mention stamp duty, registration or other transfer costs, so ask MUDA before bidding.

Both September notices and all six KPPP records are included. Resolve the EMD and area differences with MUDA before committing funds.
Condition 8 of both signed notices says ₹2,00,000 for a plot below ₹100 crore. Every listed KPPP Reserve Price is below that threshold, but the portal gives ₹50,000 for each Padavu residential plot, ₹80,000 for C1, ₹48,000 for Srinivas Malya 113 and ₹11,000 for Somanath 183. These are incompatible official figures, not alternative payment options. Obtain MUDA’s confirmation of the controlling amount before payment.
On KPPP, open Search Auctions and select Mangaluru Urban Development Authority. Use Published before bidding or Live Auction during the session, then match MNGUDA/2026-27/AUCTION33–38 to the references shown with each plot. For example, AUCTION36 is Padavu commercial Plot C1. Both notices say postponements will be notified only through KPPP, not in newspapers. The notices permit Indian citizens and require joint purchasers to upload documents jointly. All six KPPP records mark Aadhaar, PAN, bank passbook, specimen-signature format and contact details as mandatory. The signed conditions require names and contact information in Kannada and English. The attached blank specimen form is worded for the highest bidder and asks for gazetted-officer attestation; confirm how MUDA requires that form to be completed at the participation stage.
Condition 10 requires the highest bidder to check bid acceptance on KPPP and pay 25% of the bid within 72 hours, from the bidder’s own account, with payment proof and two passport photographs. It does not expressly say that EMD is adjusted within this 25%. Failure to pay can forfeit EMD and lead to re-auction. Obtain the accepted-bid payment instructions from MUDA.
Somanath’s complete conditions require the remaining 75% within 45 days of receiving the acceptance letter. They provide a further 90 days at 18% interest and then 30 days at 21%, subject to approval. Payment must come from the purchaser’s own account; apply for the deed with payment receipts. A measured-area shortfall is refundable and excess area is payable; refusing the additional amount can forfeit the 25% payment and cancel allotment. Condition 17 states a 1% TDS requirement where the property value exceeds ₹50 lakh. The current five-plot attachment repeats conditions 1–10 instead of supplying 11–17; these Somanath terms are not presented as verified current terms for the other five plots.
The plots are offered as is where is. Condition 5 requires inspection of the site and road width and says a won plot will not be cancelled or exchanged for road-width differences or any other reason. At least two bidders are required; a single-bidder auction is rejected. Somanath’s conditions additionally reserve MUDA’s right to withdraw a plot or accept or reject the final bid. Its sketch notes a 2.7 sq m encroachment into Plot 183 by the holder of Plot 182, along a 0.3 m strip. The notice does not say whether this will be cleared; obtain MUDA’s clarification before bidding.
Five are reoffers. Padavu 01, 10, 18 and C1 are second calls: KPPP lists their 7 September 2026 rounds, AUCTION29–32, as No Participations. Their Initial Prices, Reserve Prices and EMDs are unchanged. Srinivas Malya 113 is a fourth call. Its August 2025 round, AUCTION8, is marked Finalized; its September and November rounds, AUCTION13 and AUCTION15, show No Participations. Finalized is KPPP’s status, not proof of a completed sale. The Reserve Price was ₹20,00,000 in August, ₹25,00,000 in the next two rounds and is now ₹50,00,000; Initial Price remains ₹9,42,550. No earlier record identifying Somanath 183 appeared among the 36 Mangaluru KPPP listings checked. MUDA’s 18 August Padavu notice covers the same physical plots, not four additional properties.
