Offer summary
Source: MP Housing Board linked official offer materials
This page covers 9 properties across 3 localities in Dhar & Badwani from MP Housing Board’s linked notice.
Registration and the property-specific security payment open 25 Oct 2026, 10:30 AM IST and close 25 Nov 2026, 11:59 PM IST. Sealed online offers are due 26 Nov 2026, 5:30 PM IST on the MP Online — MP Housing Board OFFERS (MP Online OFFERS); this is not a live ascending auction.
Two numbers decide what a property costs to chase. The first is the upset value — the authority’s published minimum amount for the property. Confirm on the notice or the portal how offers are decided before you submit. Across these 9 properties, upset values run from ₹12.31 lakh to ₹972.02 lakh. Published advertised plot areas span 54.90–9,000.00 m². The upset value is the minimum amount the linked official offer materials set, not the price it will settle at. The second number is the security amount. It is ₹2.46 lakh to ₹145.80 lakh per property, as advertised; exact portal amounts appear with each property. These two are not the whole cost: an offerer also budgets for the separate property-specific application fee including GST and documentation charges, lease charges, taxes, GST and other applicable charges; the advertisement’s list is not exhaustive.

Who can apply, and what must be confirmed?
Register through MP Online, pay the separate application fee and property-specific security, and submit the signed conditions and a separate price offer as the Board directs. The linked conditions require a separate application for each property. The public advertisement and generic terms do not establish complete age, citizenship, residence, income or organisation-specific eligibility for these six categories. Low Income Group (LIG) and High Income Group (HIG) are housing labels; the portal’s “NA” reservation field does not establish unrestricted eligibility. Confirm the applicable applicant category, identity documents and any approval with the Dhar division Estate Officer before payment.
Advertisement lines 8, 16–17; UIDs 1425, 5498 and 5660
Why do the property areas and housing labels differ?
Badwani house 320 is LIG in the advertisement and SINGLEX HIG A on MP Online. Its advertised plot area is 215.87 m², compared with 212.20 m² on the portal. The Ahilya Nagar commercial plot is 1,785.00 m² versus 1,740.00 m², and the public/semi-public plot is 9,000.00 m² versus 8,261 m². The commercial plot is labelled “Other amenities” on the portal. Confirm the housing category, measured area and permitted use with the Board before applying.
Advertisement price, security and application-fee columns and notes; linked terms clauses 7–9, 14–15, 17 and 24
What do the price and fee labels mean?
The advertisement calls the price the upset value and the deposit the security amount. MP Online calls the corresponding fields Expected Cost and Registration Fee. The separate application fees, including GST, are ₹590 for the four Badwani LIG houses, ₹1,180 for each Dhar LIG house and Badwani house 320, and ₹5,900 for each Ahilya Nagar plot. The advertisement lists documentation charges, lease charges, taxes, GST and other charges; this is not an exhaustive cost list. The linked terms also cover sale-deed registration at the buyer’s cost, taxes after allotment/possession, lease rent where applicable, maintenance, utility connections and separate common service charges for multi-storey buildings. The advertisement prints price and security in lakh to two decimals. For Dhar houses 142 and 147, its ₹2.46 lakh security is consistent with the portal’s more precise ₹2,46,200; this is a difference in precision, not a conflicting demand.
Advertisement withdrawal note; linked terms PDF p. 3, clauses 2–6
What can be forfeited, and when is the balance due?
The advertisement says withdrawal of an offer for personal reasons attracts a deduction of 50% of the security, with the balance refunded. The linked conditions also apply a 50% security deduction if the balance is not paid in time. Clause 5 requires the balance within 30 days of acceptance. Later handling follows Board circular 18/15 dated 18 March 2015, which is not included in these linked terms. It also says the offer is cancelled automatically if full payment is not made within 120 days, with the deposit refunded without interest. Clause 6 instead specifies a 50% security deduction for late payment. Confirm the applicable handling between days 30 and 120 and which refund provision applies with the Estate Officer. The highest offer can be held for a decision for up to 90 days without interest on security. Clause 2 says the other applicants’ security is returned after offer opening; the Estate Officer may vary this in special circumstances.
Advertisement notes; linked terms PDF pp. 3–4, clauses 7–20
What should be checked before possession?
Inspect the property before making an offer: the sale is on an as-is basis, and the advertisement does not accept later objections. The Board may reject an offer even above the upset value. Possession is given after the sale deed is registered at the buyer’s cost, and use and transfer remain subject to the allotment and Board rules. The generic conditions mention lease rent where applicable; they do not establish one tenure for every property here. Ask for the plot plan, title/lease terms, dues and applicable maintenance charges. For a complex, the conditions mention “2/3 percent” of the accepted offer price as a maintenance contribution. The notation does not make the rate clear; confirm it for the selected property.

What about the other advertised properties and later dates?
The full notice also includes Jhabua, Sendhwa and Alirajpur stock, Badwani HIG house 23, six Kailash Nagar shops and a separate Badwani commercial plot. The six categories verified for this page cover nine properties; application coverage for the other 33 has not been verified. No disposal or availability conclusion is drawn for them. For remaining unsold stock, the notice publishes later registration cutoffs of 14 December, 28 December and 11 January 2027, offers on 15 December, 29 December and 12 January at 17:30 IST, and openings on 16 December, 30 December and 13 January at 11:00 IST. Those conditional schedules do not verify later stock or reopen a category automatically.
Compare the nine category-linked properties
Filter seven houses and two plots by locality, type, advertised area and upset value. Open the property details to compare the portal’s differing figures.
Areas follow the advertisement; security uses the portal’s rupee amounts. Three areas and house 320’s LIG/HIG label differ between the sources; the details show both. The advertisement prints prices and security in lakh to two decimals.
An application category can contain multiple property numbers. Commercial and public/semi-public plots have no individual number printed. Select bars in different charts to combine filters. Counts reflect the other active filters and your search. Each chart counts every matching record once; do not add the charts together.
Size and price bands are browsing groups. Lower limits are included; upper limits are excluded. The ranges stay fixed while you filter. Exact figures and source labels remain in the records. A source category alone does not establish eligibility.
Check each property’s current record, upset value, security amount, and published area details in the linked official offer materials. Registration, payment and offer submission use the official MP Online OFFERS portal.
