What are the reserve price and EMD for this plot?
The reserve is ₹35,76,000 and the earnest-money deposit (EMD) is ₹3,57,600. All sources start the 4 December auction at 10:30 AM IST. The 29 October newspaper ends it at 12:30 PM; the 28 October signed letter prints 11:30 PM, while bankeauctions.com says 11:30 AM. The later newspaper window is shown with this unresolved conflict. Submission agrees at 2 December, 5 PM IST; the inspection time also differs between sources. The newspaper gives inspection on 1 December, 11 AM–1 PM IST; bankeauctions.com gives 1–2 PM. This page follows the newspaper inspection window.
Who can bid for this plot, and how do I register?
Register on bankeauctions.com and upload the signed bidder form and declaration, PAN card, identity and address proof, and proof of the EMD payment. The Punjab notice permits a bank transfer (NEFT/RTGS) or a demand draft/pay order. Printed copies must also be delivered.
The notice gives conflicting instructions: some clauses say drafts must be payable at Ludhiana, others at Chandigarh. The signed letters name SCO 70, Sector 47, Chandigarh; the newspaper gives SCO 277, Sector 47-D. Confirm the receiving office, payment instructions and acceptance of your application with HDB Financial Services before sending documents or money.
Does the bank have possession, and can I inspect it?
The lender’s sale notice says it has taken symbolic possession: on paper, without moving anyone out. The lender’s sale notice sets inspection for 1 Dec 2026, 11:00 AM–1:00 PM IST. Symbolic possession can leave an occupant in place. Ask HDB Financial Services’s authorised officer before you pay the EMD.
What do I pay if my bid is accepted?
The Punjab newspaper notice requires 25% including EMD immediately, no later than the next working day. The remaining 75% is due within 15 days from confirmation of sale by HDB. Failure to comply can forfeit money paid.
Unsuccessful EMD is refundable without interest; the attached declaration says it may be retained until successful conclusion of the sale, with no fixed refund period.
What other charges or claims could I face?
The purchaser bears stamp duty, registration, tax deducted at source (TDS) where applicable, development-authority dues, municipal taxes, utility arrears and other charges. HDB does not undertake to obtain permissions or no-objection certificates (NOCs). Check title, permitted use, occupants and encumbrances independently; unknown dues are not a promise of clear title.
What are the withdrawal, payment and sale risks?
The signed notice records symbolic possession. Obtaining physical possession, including any lawful tenant-eviction process, remains a material buyer risk. Submitted bids cannot be withdrawn, and the Punjab notice also risks forfeiture if an accepted applicant fails to participate. HDB can reject bids or stop the sale; full payment does not remove the need to verify title and possession.
Check the latest notice and any amendments before paying. Follow the registration, payment and bidding instructions above and in the lender’s documents. BiddingPulse accepts no registrations, deposits or bids.
