Sale documents

What exactly is being sold?

Three office premises, S-13, S-14 and S-15, are sold together on the skip floor (second floor) of Chandralok Housing Complex, Chanod, Vapi East, Pardi taluka, Valsad district, Gujarat. Their combined carpet area is 1,147 sq ft and combined super built-up area is 1,728 sq ft.
Survey 276/P, near Cine Park Theatre and Bank of Baroda, Vapi–Silvassa Road. The super built-up figure includes proportionate common amenities. The three office premises are one combined lot with the stated land interest and structures; these are not three separately priced offices.

What are the reserve price and EMD for these offices?

The reserve is ₹46,65,000 and the earnest-money deposit (EMD) is ₹4,66,500. The Gujarati corrigendum corrects the vernacular notice’s possession date and EMD to agree with the English notice: physical possession on 9 January 2025 and EMD ₹4,66,500. Reserve remains ₹46,65,000. The signed notice and later corrigendum support the 26 November 2026 auction. Page 5 of the bid kit still prints 2025 for both entry and auction dates, while its cover and operative clauses say 2026. The 2026 notice schedule is shown; obtain a corrected bid kit.

Who can bid for these offices, and how do I register?

The bid document allows individuals who can legally enter a contract, and Indian-registered trusts, firms, cooperative societies, private and public limited companies, partnerships and limited liability partnerships (LLPs). Organisations must provide their formation documents and proof that their representative may act for them. The authorised officer may also consider a consortium—a group bidding together—but its membership must stay unchanged until the full price is paid.

Register on bankeauctions.com. Upload the signed bid, the terms signed on every page, your PAN card, identity and address documents (KYC), and proof of the EMD payment. Email copies to the authorised officer as well; email alone does not replace the online bid. Pay the EMD from your own bank account by bank transfer (NEFT/RTGS/fund transfer).

The form asks you to declare any relationship with the lender’s directors or the borrower group. The sale certificate must remain in the successful bidder’s name; another name cannot be substituted.

Does the bank have possession, and can I inspect it?

The lender’s sale notice says it has taken physical possession. The notice offered inspection on 28 October 2026 from noon to 2 PM IST. That appointment has passed; ask Kotak whether another inspection is available. Ask Kotak Mahindra Bank’s authorised officer before you pay the EMD.

What do I pay if my bid is accepted?

The notice requires 25% including EMD immediately at auction closure, or the following working day if banking hours have closed. The bid kit instead counts the next working day from written or emailed acceptance. Pay the remaining 75% within 15 days after acceptance/confirmation is conveyed; confirm the start date for each payment period in writing. Default can forfeit the amounts paid.

The notice promises unsuccessful EMD within ten working days; the bid kit says ten days, both without interest.

What other charges or claims could I face?

The purchaser bears stamp duty, registration, taxes, society/maintenance and utility arrears, transfer fees and other outgoings. Preservation costs from the sale certificate must be cleared before registration. The notice specifies how to handle tax deducted at source (TDS) where the sale consideration reaches ₹50 lakh; obtain the lender’s instructions rather than paying an account copied from a listing. Unknown encumbrances remain the buyer’s due-diligence responsibility.

What are the withdrawal, payment and sale risks?

The notice records physical possession taken on 9 January 2025 and sells without recourse. Its court-stay clause restricts a bidder’s right to demand a refund before certification and handover, while the bid kit provides an interest-free refund if the sale cannot be confirmed or is set aside. These clauses address different stages: obtain written clarification before committing. Payment default may forfeit all deposits.
