Sale documents
What exactly is being sold?
Flat F405 on the fourth floor of Sainath Apartments, NMC House 684, City Survey 188, Survey 167, Daulat Patel Marg, P. No. 17, Circle 18/54 MZ, Nagpur, Maharashtra 440018. The notice gives no flat area or separate boundary schedule.
Owner’s name left out for privacy.
What are the reserve price and EMD for this flat?
The reserve is ₹34,93,000 and the earnest-money deposit (EMD) is ₹3,50,000. The published submission deadline is 26 Nov 2026, 5:00 PM IST. The online auction is a separate event; follow the notice’s payment and document instructions.
Who can bid for this flat, and how do I register?
Register on bankeauctions.com in advance. Submit PAN, address proof, Annexure 2 bidder details and Annexure 3 declaration, and pay the EMD by the published 5:00 PM IST entry cutoff.
The lot notice accepts DD, NEFT or RTGS, but the shared tender’s clause vi rejects demand drafts and accepts NEFT/RTGS only. Obtain the officer’s written payment instructions.
The lot notice also requires the completed bid form and DD/remittance evidence in a sealed cover delivered to the authorised officer at Authum Investment & Infrastructure Ltd, C/o Mybranch Service Pvt Ltd, Block 101 Salasar Park, 1st Floor, House 552, Plot G-121/1, Gore Peth Road, above Canara Bank, Dharampeth, Nagpur 440010 by that cutoff.
Use the notice’s payment instructions and obtain acknowledgement. A platform account or payment alone does not complete submission.
The portal says no DSC is required and lists a zero tender fee. The inspected notice does not establish complete age, residency or entity eligibility; confirm applicability with the authorised officer.
The shared tender requires signed terms, remittance evidence and attested KYC uploads, training with Annexure IV confirmation, and an Annexure V price-confirmation letter from the successful bidder. The sealed-cover requirement remains in the lot notice; uploading alone is not a substitute.
Does the bank have possession, and can I inspect it?
The lender’s sale notice says it has taken physical possession. Arrange and confirm inspection with the authorised officer; see the auction and payment timeline for the full inspection note. Ask Authum Investment & Infrastructure’s authorised officer before you pay the EMD.
What do I pay if my bid is accepted?
Clause 14 requires 25% of the accepted price, including EMD, on the auction day and the balance 75% within 15 days from the sale date. Clause 17 instead requires the full sale price, after the stated 1% TDS and EMD adjustments, within 15 working days from acceptance.
The linked shared tender, clause xvii, instead measures the balance deadline as the 15th day of sale confirmation. These are conflicting triggers and day counts: obtain a written deadline from the authorised officer and plan for the earlier requirement.
Any extension is at the officer’s written discretion under clause 16. Failure to pay can forfeit all amounts already paid, including EMD, and lead to resale.
The shared terms promise unsuccessful EMD back to the registered bank account without interest, while Annexure III clause 6 retains all bidders’ EMD until successful conclusion of the sale. No fixed refund day is established; confirm the release trigger before paying.
What other charges or claims could I face?
The buyer bears municipal/panchayat and other taxes, electricity and other property dues, and must clear the applicable dues before the sale certificate under the notice. Stamp duty, registration, legal and incidental costs are additional.
The notice’s TDS wording is a source condition, not a reduction in the agreed purchase price; confirm the exact demand and compliance with the authorised officer.
What are the withdrawal, payment and sale risks?
Authum records physical possession on 23 May 2025. This does not guarantee vacant delivery, title, measurements, approvals or the absence of other claims.
The sale is as is where is, as is what is and without recourse. Inspect the property and title documents independently.
The officer may accept or reject bids, postpone or cancel the sale; the highest bid is subject to acceptance. Under the shared tender, submitted bids cannot be withdrawn; breach or false information can forfeit EMD and other payments.
The sale certificate is issued in the name used for the accepted bid.
What are the bidding rules?
The minimum increment is ₹20,000. The lot notice and platform give automatic ten-minute extensions with no limit on their number.
The shared tender instead describes unlimited five-minute extensions on pages 1–2, then three five-minute extensions in clause 16 on page 3. Confirm which rule governs this event.
Annexure II also requires a sole bidder to improve by one increment. The 1:00 PM IST end is a scheduled close, not proof of the final close or result.
Check the latest notice and any amendments before paying. Follow the registration, payment and bidding instructions above and in the lender’s documents. BiddingPulse accepts no registrations, deposits or bids.
