Sale documents
What exactly is being sold?
Flat 920, 9th floor, Aradhana Residency, G-1, Mangalam City, Kalwar Road, Jaipur. Configuration: 3½ BHK. Super built-up area: 2,087 sq ft. The proclamation describes a 3½ BHK unit. The platform-derived reading of 2 BHK is incorrect. Recovery case 158/2020, original application 257/2019; the documents do not state the kind of possession taken.
BiddingPulse explainer
What do the listing’s terms mean?
A super built-up area adds a share of the building’s common areas, so the flat itself is smaller.
What are the reserve price and EMD for this flat?
The reserve is ₹27,00,000 and the earnest-money deposit (EMD) is ₹2,70,000. The published submission deadline is 30 Nov 2026, 3:00 PM IST. The online auction is a separate event; follow the notice’s payment and document instructions.
Who can bid for this flat, and how do I register?
The Recovery Officer’s sale proclamation at the Debt Recovery Tribunal (DRT) sets who may bid. Anyone performing duties connected with this sale is barred from bidding. The bidder or an authorised representative must complete the original form in blue ink and provide PAN or TAN tax-identification details, address and photo ID, proof of the EMD payment, and authority documents where applicable.
Register on bankeauctions.com and upload the required documents. The originals must also reach the Tribunal in a sealed cover by 30 November at 3 PM IST. Once an application is valid, online participation is mandatory; failing to participate can lead to loss of the deposit.
What earlier sale evidence is available?
The 16 October Recovery Officer order expressly authorises re-auction and names bankeauctions.com as the platform for this round. It does not establish the result of an earlier auction.
Does the bank have possession, and can I inspect it?
The lender’s sale notice doesn’t say whether its possession is physical or symbolic. Inspection is 27 November, 10 AM–4 PM IST in the Recovery Officer’s order and proclamation. bankeauctions.com starts it at 11 AM. The officer’s 10 AM start is shown here; arrange the visit with the officer. Ask the officer named in the proclamation before you pay the EMD.
What do I pay if my bid is accepted?
The successful bidder must pay 25% including EMD by 3 PM on the next bank working day. Pay the remaining 75% by the fifteenth day from the auction date, moving to the next bank working day if that day is a holiday.
The Tribunal’s sale fee (poundage) is additional: 2% on the first ₹1,000 and 1% on the remainder, due within 15 days by demand draft to the Registrar, DRT Jaipur. Confirm the payable calculation and remittance instructions with the Recovery Officer.
What other charges or claims could I face?
The proclamation marks revenue, encumbrance and claim information as not available; this does not establish clear title. The purchaser must independently check title, dues, approvals and possession and bear the applicable sale, registration, stamp and tax charges. No property-specific vacant-possession assurance is established by these documents.
What are the withdrawal, payment and sale risks?
This is a DRT recovery sale, not a SARFAESI lender sale. Default may forfeit money paid after sale expenses, trigger resale and leave the defaulting purchaser liable for a shortfall. The Recovery Officer retains control over acceptance, postponement and objections. The 16 October order authorises a re-auction; it is not evidence that a previous auction succeeded.
Check the latest notice and any amendments before paying. Follow the registration, payment and bidding instructions above and in the lender’s documents. BiddingPulse accepts no registrations, deposits or bids.
