Sale documents
What exactly is being sold?
Flat B-14, Copper Height, Plot 1, Gut 47, Hirapur, Aurangabad (now Chhatrapati Sambhajinagar), Maharashtra 431001. Carpet area 42.20 sq m. The schedule refers both to the first floor and to construction on the third floor; the floor is not resolved.
The notice conflicts between first and third floors. Match Flat B-14 on the approved plan before paying.
Personal names left out for privacy.
What are the reserve price and EMD for this flat?
The reserve is ₹16,20,000 and the earnest-money deposit (EMD) is ₹1,62,000. The published submission deadline is 12 Nov 2026, 5:00 PM IST. The online auction is a separate event; follow the notice’s payment and document instructions.
Who can bid for this flat, and how do I register?
Register on the auction portal and pay EMD by NEFT/RTGS; this booklet does not accept cash, cheque or demand draft. Supply the bid form, photo, PAN, address proof and transfer reference.
The original notarised indemnity on ₹500 stamp paper must reach ISARC’s registered office before the auction. A sole bidder must improve the reserve by at least one bid increment; no nominee substitution is allowed.
Does the bank have possession, and can I inspect it?
The lender’s sale notice says it has taken physical possession. The listing sets inspection for 6 Nov 2026, 11:00 AM–5:00 PM IST. Ask ISARC’s authorised officer before you pay the EMD.
What do I pay if my bid is accepted?
Pay 25% of the accepted price, including EMD, on the sale day or the next working day, and the balance 75% within 15 days under the booklet, without awaiting a further reminder. Default can forfeit the deposit and all amounts paid.
The main terms say unsuccessful EMD is returned within seven working days without interest, while the declaration ties refund to conclusion of a successful sale. Obtain written clarification of that refund trigger.
What other charges or claims could I face?
The buyer bears stamp duty, registration and transfer costs, applicable taxes, municipal and utility dues and other liabilities affecting the property. Verify title, access, permitted use and outstanding charges independently before bidding.
What are the withdrawal, payment and sale risks?
The sale is on as-is terms and remains subject to the authorised officer’s acceptance. The lender may reject bids, postpone or cancel the sale under its notice.
Possession wording is not a guarantee of vacant access or clear title. The indemnity requires the bidder to investigate title and encumbrances over the preceding 50 years and accept broad claims/waiver provisions.
ISARC does not undertake to clear third-party interests for the purchaser.
What are the bidding rules?
Bids rise in increments of ₹20,000. The scheduled closing time may extend under the notice’s late-bid rules.
Check the latest notice and any amendments before paying. Follow the registration, payment and bidding instructions above and in the lender’s documents. BiddingPulse accepts no registrations, deposits or bids.
