24.7 m × 45.6 m · 1,336.52 sq yd · Plot 43/e in the HUDA Heights layout at Hakeempet, Shaikpet mandal, Hyderabad district, MSTC lot 5. Drawn on the corner coordinates HMDA publishes for it this round. HMDA’s November layout plan lists it as east-facing.
Rate, area, EMD, and dates are public tender facts; the rupee total is our rate × area calculation. BiddingPulse’s plot analysis unlocks with Insight.
Namasthe Telangana reported on 24 June 2026 that the High Court halted the sale of HMDA’s Ac 8-24 Gts Hakeempet parcel, set for 2 July 2026, until the advocate commissioners’ survey report is received (HMDA’s June brochure puts the parcel in Sy. No. 102/1; the paper names Sy. Nos. 102/2 and 102/3), and on 26 October described these plots as the disputed land. Notice 15649 says nothing about it, and HMDA’s November brochure calls the land “100% encumbrance-free” with clear title. Before paying the ₹1 Cr EMD, ask HMDA for that report, any later court order and the Revenue Department’s decision on the overlap claim.
Note on the data. Property/plot ID, plot area and the published rate (rupee totals on this page are our rate × area calculation) are sourced from HMDA’s auction 40102 catalogue on MSTC, lot 5, page 7. The plot diagram on this page is an indicative BiddingPulse layout built from public source documents, official lot rows and site checks where available. It is for orientation and bid prep only, and should not be relied on for survey, allotment or final sale area. These totals leave out the 2% TCS MSTC’s catalogue lists, pending HMDA’s word on whether it is collected on the sale price. Planning estimate only: Hakeempet is treated as a sale in “other areas”, as our September 2026 research treated it, at 5.5% stamp duty + 1.5% transfer duty + 0.5% registration, about 7.5% combined, from the ready reckoner’s “Sale Deed (in other areas)” row. We have not confirmed whether the plot sits in a Gram Panchayat or a municipal limit; that, or the deed type, changes the split between transfer duty and registration. Duty is charged on the higher of the price and the market value; confirm the jurisdiction and re-run the live IGRS calculator on the deed value before you bid. Actual duties, registration charges and other transaction costs follow the governing authority's rules and the final clearing price. Verify directly against the cited official source and inspect the plot on site before any bidding decision. BiddingPulse does not facilitate, negotiate, or participate in any property transaction.
Independent research. This is BiddingPulse’s tentative reading of official documents and other sources, prepared in good faith, and it may contain errors or omissions. It is not an authority record, a surveyed or cadastral map, a title or encumbrance report, a land-use or buildability opinion, a valuation, an offer, or a recommendation.
Before relying. Derived boundaries, neighbours, roads and access, side-facing, sunlight/shade, distances, dates, and costs can be approximate, incomplete, or out of date. Before paying a deposit or bidding, check the latest official notice, corrigenda, portal, and Sample layout plan; inspect the site, pegs, access, and ground conditions; and use appropriate qualified advisers. Current official records control. To the maximum extent the law allows, BiddingPulse accepts no liability for any loss arising from reliance on this research. Full research limits.
Each edge of Plot 00 is colour-coded by what sits on the other side — green for plus points (open sky, green belt, facing a main road); grey for neutral (internal roads, pavement); amber for things to check (neighbouring plots that may build up to the height local rules allow, open drains, or other downsides to verify on site).

The sun model uses Plot 00's map position and the same layout shown above. We check several points across the plot through the day to estimate whether nearby buildings would block direct sun. The headline uses touching plots, each assumed built to 12 m — a modelling assumption, not a bylaw — while nearby non-touching parcels feed the additional scenario under the cards.
A real notice’s sale terms can adjust the payable amount if the surveyed area differs from the tendered area (100 sqm). Treat that adjustment as based on the accepted winning bid (H1) for this plot, not the reserve/start rate shown above. In practice that means:
Do not assume you get 100 sqm guaranteed. Commission an independent survey before bidding — BiddingPulse carries no liability for area-variation settlements.
