Freehold plot · 310 sqm · Indirapuram Extension Block A; verify road, green-belt and neighbouring-plot conditions on site before bidding.
Reserve, EMD, and dates are public tender facts. BiddingPulse’s plot analysis opens after sign-in.
Note on the data. Property/plot ID, plot area, reserve price and map coordinates are sourced from Official lot rows, GDA residential/commercial plot list, Sr No 41, page 2. The plot diagram on this page is a indicative BiddingPulse layout built from public source documents, official lot rows and site checks where available. It is for orientation and bid prep only, and should not be relied on for survey, allotment or final sale area. Stamp duty and registration fee are shown as reserve-price planning estimates only. The final payable amount should be calculated on the accepted bid/allotment value and can vary by buyer category, deed type, market value/circle value and the official IGRSUP calculation at registration. Actual duties, registration charges and other transaction costs follow the governing authority's rules and the final clearing price. Verify directly against the cited official source and inspect the plot on site before any bidding decision. BiddingPulse does not facilitate, negotiate, or participate in any property transaction.
Each edge of Plot A-14 is colour-coded by what sits on the other side — green for plus points (open sky, green belt, facing a main road); grey for neutral (internal roads, pavement); amber for things to check (neighbouring plots that may build up to the height local rules allow, open drains, or other downsides to verify on site).
This side opens to the road corridor shown in the layout drawing, with Nursery School beyond it on the same side. Verify exact road width and boundary edges on site.
Plot 33 shares this boundary in the layout drawing. If it builds up to the local height limit, it could block early-morning or late-evening sun on this side. Verify built height on site.
Plot 49 shares this boundary in the layout drawing. If it builds up to the local height limit, it could block early-morning or late-evening sun on this side. Verify built height on site.
Plot 31 shares this boundary in the layout drawing. If it builds up to the local height limit, it could block early-morning or late-evening sun on this side. Verify built height on site.
The sun model uses Plot A-14's map position and the same layout shown above. We check several points across the plot through the day to estimate whether nearby buildings would block direct sun. Touching plots are treated as if they build up to the local height limit, while roads and open spaces are shown as context.
Type the number you’d plan around. Every stage below recomputes from the source’s payment schedule and the duty assumptions cited in this packet.
Research estimates only. Delhi stamp duty and registration estimates use current public-rate assumptions and the reserve as a conservative floor. Verify every figure in the source terms and at registration — register, pay, and bid on the official source directly.
Official sale terms can adjust the payable amount if the surveyed area differs from the tendered area (126 sqm). Treat that adjustment as based on the accepted winning bid (H1) for this plot, not the reserve/start rate shown above. In practice that means:
Do not assume you get 126 sqm guaranteed. Commission an independent survey before bidding — BiddingPulse carries no liability for area-variation settlements.
DDA publishes the 22nd Phase tender on dda.gov.in with Annexure I listing 24 residential properties. Plot 32 appears at Annexure I, Sr No 1, page 20.
Create an account on dda.enivida.com. Upload PAN, Aadhaar, the affidavit (Annexure II), and the application form (Annexure IV). Bids by post or courier are not entertained.
5% of reserve via NEFT, RTGS, or e-payment on the auction portal. Each plot needs its own application and separate EMD; bidding on Plot 32 does not cover any other plot in this auction.
Per-plot date and time are published on dda.gov.in and the auction portal after registration closes, and emailed to registered bidders. Online-only; check the spam folder.
Letter of Intent (LOI) arrives only as a system-generated email from dda-eauction@dda.gov.in. Top up to 25% of the winning bid (= 25% of bid minus the 5% reserve already paid) within 7 days. Miss the window and the 1st-stage EMD is forfeited; a 2-day grace period applies with a token penalty.
Demand-cum-Allotment Letter (DAL) is issued by registered post. Pay the remaining 75% of bid premium within 60 days of Demand-cum-Allotment Letter (DAL). Miss it and the entire 25% EMD is forfeited; DDA may re-auction.
Every step above is cited to the 22nd Phase E-Auction (2026) tender source. The clause numbers map to Chapter I of the document on dda.gov.in.
