Absolute sale deed site · 93.6 sqm · Sl. No. 83 · bidding 20 Nov 2026
Per-sqm rate, area, EMD, and dates are public tender facts; the rupee total is our rate × area calculation. BiddingPulse’s site analysis unlocks with Insight.
BDA’s as-built plan draws the cell numbered 2042 larger than the notice’s 93.6 sq m ((8.0+7.60)/2 m by 12 m), while BDA’s map for this sale draws the site at about the notice’s size, over part of that cell. Ask BDA which part of the plan’s cell is on offer before you bid. What each side faces and the sun below are drawn at the notice’s size: BDA’s cell, scaled from the corner where its two roads meet. The rest of that cell is drawn beside it as “rest of a plan cell beyond the notice’s size”. BDA’s Apr 2022 notice offered site 2042 under “(3rd Phase) NPKL Block-3” at 168.00 sq m, about the size of the cell its as-built plan draws.
Note on the data. Site numbers, printed measurements and areas, BDA’s price, dates and terms are printed in BDA e-auction notice T-16/2026-27, dated 31 Oct 2026, Sl. No. 83, page 1. Reserve calculations, each site’s cell on BDA’s as-built plan, the plots and roads around it, and the comparison with BDA’s earlier NPKL sales come from BDA’s notice, its map for this sale, its NPKL as-built plan and FAQ, its September 2026 NPKL notice, and its 2021–22 NPKL notices (Internet Archive copies of BDA’s old website). The site diagram on this page is an indicative BiddingPulse layout built from public source documents, official lot rows and site checks where available. It is for orientation and bid prep only, and should not be relied on for survey, allotment or final sale area. BDA’s e-auction FAQ lists 5.15% stamp duty, 0.5% cess and a 2% registration fee on the site value. BiddingPulse applies them to the closing number you choose; the site value used at registration, TDS where it applies, and the final charges must be verified before registration. Actual duties, registration charges and other transaction costs follow the governing authority's rules and the final clearing price. Verify directly against the cited official source and inspect the plot on site before any bidding decision. BiddingPulse does not facilitate, negotiate, or participate in any property transaction.
Independent research. This is BiddingPulse’s tentative reading of official documents and other sources, prepared in good faith, and it may contain errors or omissions. It is not an authority record, a surveyed or cadastral map, a title or encumbrance report, a land-use or buildability opinion, a valuation, an offer, or a recommendation.
Before relying. Derived boundaries, neighbours, roads and access, side-facing, sunlight/shade, distances, dates, and costs can be approximate, incomplete, or out of date. Before paying a deposit or bidding, check the latest official notice, corrigenda, portal, and Sample layout plan; inspect the site, pegs, access, and ground conditions; and use appropriate qualified advisers. Current official records control. To the maximum extent the law allows, BiddingPulse accepts no liability for any loss arising from reliance on this research. Full research limits.
Each edge of Plot 00 is colour-coded by what sits on the other side — green for plus points (open sky, green belt, facing a main road); grey for neutral (internal roads, pavement); amber for things to check (neighbouring plots that may build up to the height local rules allow, open drains, or other downsides to verify on site).

The sun model uses Plot 00's map position and the same layout shown above. We check several points across the plot through the day to estimate whether nearby buildings would block direct sun. The headline uses touching plots, each assumed built to 12 m — a modelling assumption, not a bylaw — while nearby non-touching parcels feed the additional scenario under the cards.
A real notice’s sale terms can adjust the payable amount if the surveyed area differs from the tendered area (100 sqm). Treat that adjustment as based on the accepted winning bid (H1) for this plot, not the reserve/start rate shown above. In practice that means:
Do not assume you get 100 sqm guaranteed. Commission an independent survey before bidding — BiddingPulse carries no liability for area-variation settlements.
