Note on the data. Site numbers, printed dimensions, areas, per-sqm initial bid rates and EMDs are printed in BDA T-12 e-auction notice terms, West Zone Sl. No. 3, page 1. Matched plot positions, layout drawings, facing and sun analysis, nearby context and Reserve calculations come from BiddingPulse’s cross-check of the T-12 notice against the official plot map and cited public sources. The plot diagram on this page is an indicative BiddingPulse layout built from public source documents, official lot rows and site checks where available. It is for orientation and bid prep only, and should not be relied on for survey, allotment or final sale area. Karnataka IGR lists BDA/KHB conveyance at 5% on consideration plus surcharge/additional duty and 2% registration. BiddingPulse shows a base planning estimate only: surcharge/additional duty, TDS where applicable, guidance-value treatment, and final Kaveri/BDA calculations must be verified before registration. Actual duties, registration charges and other transaction costs follow the governing authority's rules and the final clearing price. Verify directly against the cited official source and inspect the plot on site before any bidding decision. BiddingPulse does not facilitate, negotiate, or participate in any property transaction.
Independent research. This is BiddingPulse’s tentative reading of official documents and other sources, prepared in good faith, and it may contain errors or omissions. It is not an authority record, a surveyed or cadastral map, a title or encumbrance report, a land-use or buildability opinion, a valuation, an offer, or a recommendation.
Before relying. Derived boundaries, neighbours, roads and access, side-facing, sunlight/shade, distances, dates, and costs can be approximate, incomplete, or out of date. Before paying a deposit or bidding, check the latest official notice, corrigenda, portal, and Sample layout plan; inspect the site, pegs, access, and ground conditions; and use appropriate qualified advisers. Current official records control. To the maximum extent the law allows, BiddingPulse accepts no liability for any loss arising from reliance on this research. Full research limits.
Each edge of Plot 00 is colour-coded by what sits on the other side — green for plus points (open sky, green belt, facing a main road); grey for neutral (internal roads, pavement); amber for things to check (neighbouring plots that may build up to the height local rules allow, open drains, or other downsides to verify on site).

The sun model uses Plot 00's map position and the same layout shown above. We check several points across the plot through the day to estimate whether nearby buildings would block direct sun. The headline uses touching plots, each assumed built to 12 m — a modelling assumption, not a bylaw — while nearby non-touching parcels feed the additional scenario under the cards.
