HIG-II residential site · 490.44 sqm · Serial 81 · KHB/2026-27/AUCTION2360
Per-sqm rate, area, EMD, and dates are public tender facts; the rupee total is our rate × area calculation. BiddingPulse’s site analysis unlocks with Insight.
Note on the data. Site numbers, categories, printed sides, areas, board rates, dates and terms are printed in KHB e-Auction Notification 29 (Kannada), Serial 81 · KHB/2026-27/AUCTION2360, page 8. The auction portal’s reserve prices, Reserve calculations, site locations checked against KHB’s plan, plan outlines, and stamp duty estimates come from KHB’s auction records on the Karnataka Public Procurement Portal, site measurement reports, layout plans and published location map, and Karnataka’s stamp and registration sources. The satellite views show Karnataka Housing Board’s own pin for this site. A pin does not establish the current auction parcel or its boundary. Karnataka charges stamp duty and registration on the market value, which the sub-registrar fixes at registration; where that exceeds your price, both are higher. IGR’s fee table also lists a surcharge without a rate, so this estimate leaves it out. Actual duties, registration charges and other transaction costs follow the governing authority's rules and the final clearing price. Verify directly against the cited official source and inspect the plot on site before any bidding decision. BiddingPulse does not facilitate, negotiate, or participate in any property transaction.
Independent research. This is BiddingPulse’s tentative reading of official documents and other sources, prepared in good faith, and it may contain errors or omissions. It is not an authority record, a surveyed or cadastral map, a title or encumbrance report, a land-use or buildability opinion, a valuation, an offer, or a recommendation.
Before relying. Derived boundaries, neighbours, roads and access, side-facing, sunlight/shade, distances, dates, and costs can be approximate, incomplete, or out of date. Before paying a deposit or bidding, check the latest official notice, corrigenda, portal, and Sample layout plan; inspect the site, pegs, access, and ground conditions; and use appropriate qualified advisers. Current official records control. To the maximum extent the law allows, BiddingPulse accepts no liability for any loss arising from reliance on this research. Full research limits.
Each edge of Plot 00 is colour-coded by what sits on the other side — green for plus points (open sky, green belt, facing a main road); grey for neutral (internal roads, pavement); amber for things to check (neighbouring plots that may build up to the height local rules allow, open drains, or other downsides to verify on site).

The sun model uses Plot 00's map position and the same layout shown above. We check several points across the plot through the day to estimate whether nearby buildings would block direct sun. The headline uses touching plots, each assumed built to 12 m — a modelling assumption, not a bylaw — while nearby non-touching parcels feed the additional scenario under the cards.
A real notice’s sale terms can adjust the payable amount if the surveyed area differs from the tendered area (100 sqm). Treat that adjustment as based on the accepted winning bid (H1) for this plot, not the reserve/start rate shown above. In practice that means:
Do not assume you get 100 sqm guaranteed. Commission an independent survey before bidding — BiddingPulse carries no liability for area-variation settlements.
